GUIDE / FIRST-PASS TAKEOFF
How many plasterboard sheets does a house need?
Use this as a planning range before a final room-by-room takeoff. The actual quantity depends on walls, ceilings, openings, ceiling height, sheet size and the full lining system.
THE SHORT METHOD
Floor area is only the starting point.
- Choose a layout factor. Open-plan homes use less board per square metre than homes with many rooms, corridors or high ceilings.
- Multiply floor area by that factor. This creates a first-pass lining area for walls and ceilings.
- Add waste. Allow around 8–15% for cuts, openings, damage and layout changes.
- Divide by sheet area. A 1200 × 2400 mm sheet covers 2.88 m² before waste.
- Check the selected size. The 1220 × 2440 mm option covers about 2.98 m², so the final count changes slightly.
Using a typical-home factor and 10% planning waste, a first-pass range is approximately 172–207 sheets of 1200 × 2400 mm board. This is a planning range, not a final order quantity.
