GUIDE / FIRST-PASS TAKEOFF

How many plasterboard sheets does a house need?

Use this as a planning range before a final room-by-room takeoff. The actual quantity depends on walls, ceilings, openings, ceiling height, sheet size and the full lining system.

THE SHORT METHOD

Floor area is only the starting point.

  1. Choose a layout factor. Open-plan homes use less board per square metre than homes with many rooms, corridors or high ceilings.
  2. Multiply floor area by that factor. This creates a first-pass lining area for walls and ceilings.
  3. Add waste. Allow around 8–15% for cuts, openings, damage and layout changes.
  4. Divide by sheet area. A 1200 × 2400 mm sheet covers 2.88 m² before waste.
  5. Check the selected size. The 1220 × 2440 mm option covers about 2.98 m², so the final count changes slightly.
Example: a 150 m² typical home

Using a typical-home factor and 10% planning waste, a first-pass range is approximately 172–207 sheets of 1200 × 2400 mm board. This is a planning range, not a final order quantity.

WHAT CHANGES THE NUMBER

Check these before ordering.

  • Internal partition length and wall height
  • Ceiling areas, bulkheads and double-storey spaces
  • Doors, windows, services and other cut-outs
  • 2400 mm versus 2440 mm sheet selection
  • Moisture, fire, acoustic or bracing system requirements
